A quick, private way to see how deposits turn into monthly income. Estimate only.

The expense factor is set by the program you choose. Fifty percent is used as a starting example. Nothing you type here is stored or sent.

Illustrative only. This is not a loan offer, quote or qualification. A lender decides which deposits count, which factor applies and how your ownership share is treated, and then reviews your credit, debts and property.

How to use the estimator

  1. Choose a 12 or 24 month window.
  2. Enter your total deposits for the window across the accounts you plan to use.
  3. Subtract anything that is not income, like moves between your own accounts.
  4. Try different expense factors to see how much the number moves.
  5. If you own part of the business, set your share.

What this estimator leaves out

A lender also reviews your credit, your monthly debts, your reserves and the property. It may exclude more deposits than you expect, apply a factor you did not choose, or require a letter before it uses any lower figure. Treat the output as a conversation starter and nothing more.

Why we show an ownership slider

If you own less than all of a business, only your share of the income is yours. Programs also tend to set a minimum share before they count business income at all, so confirm that with your loan officer.

Frequently asked questions

Is this calculator an approval or a quote?

No. It is a rough estimate to help you plan. Only a lender reviewing your full file can tell you what income will be used.

Why does my result look different from what a lender told me?

A lender may exclude deposits, use a different factor or count a different number of months. Small differences in those inputs make large differences in the output.
